Building a new home can feel overwhelming — especially if you've never done it before. At Alburtus Modular Homes, we believe in making the process as clear and straightforward as possible. Here's exactly what happens from your first conversation with us to the day you get your keys.

Step 1: Free Site Consultation

Everything begins with a conversation. We'll visit your property (or discuss plans for a lot you're considering), review your goals, and give you an honest assessment of what's possible. We'll discuss floor plans, budget ranges, and timeline expectations.

There's no cost and no pressure. We just want to make sure we're a good fit before either of us commits to anything.

Step 2: Floor Plan Selection & Design

This is the fun part — choosing your layout, room sizes, features, and finishes. We'll review everything together until the design feels right.

Step 3: Contracts & Pricing

Once your design is finalized, we provide a comprehensive contract with detailed line-item pricing. No hidden costs, no vague allowances — you'll know exactly what you're paying for.

Step 4: Permits & Engineering

New Jersey requires a building permit, site plan approval, and engineering sign-off before any construction begins. We manage all of this — filing applications with your municipality, coordinating with your engineer and surveyor, and following up to keep things moving.

Step 5: Site Preparation & Foundation

While your home is being built in the factory, our crew prepares your site. This includes clearing, excavation, and construction of your foundation (slab, crawl space, full basement, or pilings depending on your design).

Step 6: Factory Construction

Your home modules are precision-built in a climate-controlled facility by skilled craftspeople. Factory construction means no weather delays, consistent quality, and faster completion than field-built alternatives. This phase typically takes 6–10 weeks.

Step 7: Delivery & Set

This is one of the most exciting days of the project. Your home arrives on flatbed trucks, and a crane lifts each module into place on your foundation. A typical home is "set" in one to two days.

Step 8: Finish Work

After the set, our crew completes all interior and exterior finish work — connecting utilities, installing trim and fixtures, completing the exterior, and making your new house a home. This phase typically takes 6–10 weeks.

Step 9: Inspections & Certificate of Occupancy

Your local building department conducts final inspections. We coordinate and attend all inspections on your behalf. Once the home passes final inspection, you receive your Certificate of Occupancy (CO).

Step 10: Move-In Day

We do a final walkthrough with you to make sure every detail is right. Then we hand you the keys.
