Modular Home FAQs — Everything New Jersey Homeowners Ask.
No. This is the most common misconception. Manufactured homes (HUD-code homes) are built to a federal standard and sit on a steel chassis. Modular homes are built to New Jersey's Uniform Construction Code, the same code as any stick-built home and are permanently installed on a foundation. They are not mobile, they can't be moved, and they are appraised and financed exactly like any other home.
Are modular homes the same as manufactured homes or mobile homes?
Are modular homes as strong as stick-built homes?
Yes — and in many ways stronger. Because modules must survive transportation by truck and crane placement, they are structurally over-built compared to typical stick-built framing. Factory construction also means consistent quality that's difficult to achieve in field conditions.
Can I customize a modular home?
Absolutely. We offer hundreds of floor plans and extensive customization options. You choose your layout, exterior style, roof pitch, interior finishes, kitchen design, bathroom fixtures, flooring, windows, doors, and more. We'll work with you until the design reflects your vision.
How long does it take to build a modular home in New Jersey?
From signing a contract to receiving your Certificate of Occupancy, most Alburtus projects take 5 to 8 months. The biggest variable is municipal permitting time, which varies by town. The factory construction phase typically takes 6–10 weeks, and site finish work takes another 6–10 weeks.
Can modular homes be built in flood zones?
Yes. We have extensive experience building elevated modular homes on pilings or elevated foundations in FEMA flood zones throughout the Jersey Shore. We ensure every home meets FEMA base flood elevation requirements and New Jersey coastal construction standards.
